At Ginaca Kft’s site two building regulations –the Gksz-2/D/5 and K-Kv/D/4 – are in force.

Gksz-2/D/5 areas:
– minimal building plot size 9,000 m2;
– building modality: open;
– maximal build-in ratio: 40 per cent;
– maximal underground build-in ratio: 10 per cent;
– minimum green area ratio: 35 per cent;
– gross building level area and plot area ratio: 1.5 m2/m2;
– gross parking space and plot area ratio: (-) m2/m2(none defined);
– building height: minimum 4 meters maximum 16 meters (except in the south-west part of
the site bordering the K-Kv/1 area, where within 70 meters from Busa utca and 42 meters
from Naphal utca maximum 9 meters high buildings are allowed).
The southern side of Gksz-2/D/5 areas (i.e. the side going alongside the river Danube) have non-
buildable stripes/zones of 20 meters / 40 meters marked by blue colour dots.
The buildings could be placed within the site wherever it is possible and allowed by the building laws
and regulations.

Regarding the K-Kv/D/4 area in the middle of the site the proposal contains the following
parameters:
– minimal building plot size 10,000 qm;
– building modality: open;
– maximal build-in ratio: 25 per cent;
– maximal underground build-in ratio: 10 per cent;
– minimum green area ratio: 50 per cent;
– gross building level area and plot area ratio: 0.5 qm/qm;
– gross parking space and plot area ratio: 0.25 qm/qm;
– building height: minimum 4 meters maximum 7.5 meters.
